rental application

A few details

All occupants must be listed on the rental application. Anyone 18 years of age or older must complete an online application. If an occupant is over 18 but under 21, their income will not be factored into requirement unless contributing to household income.

 

Each applicant must provide a current, valid, government-issued ID. No expired identification will be accepted. A state driver's license, ID card, or US passport are considered valid forms of identification. If the applicant is not a US citizen, a valid ID or passport from the governing agency in which they reside will suffice. Additional proof of identity may be required, regardless of citizenship status. In rare cases, a background check will prompt for this.

income

Each applicant must provide proof of income (gross) that meets or exceeds 3 times the monthly rental amount. Married applicants will combine income to meet these requirements. If there are two roommates, individual proof of income must equal or exceed 2.5 times monthly rent. Three or more applicants each require proof of income that meets or exceeds 2 times the monthly rental amount.

acceptable forms of income include

Paystubs showing the applicant's name, place of employment, and hourly/salaried rate. If providing paystubs, the two most recent are required. In the event of a job relocation or beginning new employment, an offer letter on company letterhead will suffice but must include the applicant's name, start date, and employer contact information. This will be verified by Management. In the event of self-employment, the most recent year's tax returns are acceptable and/or three months of full, consecutive bank statements. Statements must be the most recent to date and must show applicant's full name. Account numbers can be blacked out.

rental history

Positive rental history is required and will be verified by Management. The addresses listed on the application must match those that report in the screening. No prior evictions or accounts in collection from another landlord will be approved. Negative rental history (late payments, damages to property, lease violations, unauthorized animals or occupants, etc.) will result in denial.

credit

Must have positive, established credit with minimal accounts in collection. Applicant cannot be in bankruptcy. No repossessions or foreclosures. Accounts must be in good standing. In the event of no credit, an additional deposit may be required.

criminal history

No violent or drug-related offenses or offenses that are sexual in nature will be allowed. No felony convictions.

guarantor (co-signer)

This will only be allowed if the applicant is a full-time student seeking housing or a recent graduate with no credit or rental history. This is also acceptable for persons aged 65 and older seeking housing who would otherwise not meet these criteria. Guarantor must complete application and sign lease.
